Garage Floor Epoxy Coatings

A professionally installed epoxy or polyaspartic floor turns a stained concrete garage into a clean, durable surface. The difference between a floor that lasts and one that peels is surface prep and moisture control.

What a professional system looks like

Most professional garage floors use more than one layer:

  1. Surface prep. The concrete is diamond-ground (or shot-blasted) to open the pores and remove sealers and stains. Acid etching from a kit is not a substitute.
  2. Repairs. Cracks and pits are filled, and expansion joints are honored or filled, depending on the system.
  3. Base coat. An epoxy or polyurea base coat is applied, often in a color that matches the flakes.
  4. Flakes. Decorative vinyl flakes are broadcast into the wet base for texture and to hide dirt. A full broadcast covers the floor completely.
  5. Topcoat. A clear topcoat seals the flakes. Polyaspartic and polyurethane topcoats resist yellowing from sunlight better than many epoxies, which matters when the garage door is open to bright Florida sun.

Moisture and humidity

Concrete slabs on grade can push moisture upward, and high humidity affects how coatings cure. A good installer tests the slab before quoting. One simple test is taping down a plastic sheet overnight and checking for condensation. Moisture problems are the most common reason floors bubble or peel.

Store kits versus professional systems

One-part store kits are thin, and hot tires can lift them (often called hot tire pickup). Professional systems are thicker, bond to ground concrete, and use topcoats built for vehicle traffic.

Cure time

You can usually walk on the floor within a day, but you should wait several days before parking a car on it. Ask the installer for the exact times for the products they use.

Safety and slip resistance

Smooth, glossy floors get slippery when wet. Flakes and an anti-slip additive in the topcoat add grip, which matters in a garage where rain gets tracked in.

Comparing quotes

Two prices only compare when they describe the same job. Ask every pro to put these in writing:

  • Scope: which surfaces, rooms or areas are included, and what is excluded.
  • Prep: washing, scraping, patching, caulking, sanding and priming, step by step.
  • Products: the brand and product line, the sheen, and the number of coats.
  • Schedule and cleanup: start date, expected duration and daily cleanup.
  • Payment: a deposit and payment schedule tied to progress. Be wary of large upfront payments.
  • Warranty: what it covers, for how long, and what voids it.

Florida does not issue a state license for painting contractors, and since 2021 state law has generally kept cities and counties from requiring one. Ask instead for a certificate of general liability insurance, proof of workers' compensation coverage (or the state exemption certificate for an owner who works alone), and the company's local business tax receipt.

Common questions

Epoxy or polyaspartic?

Many installers use both: epoxy or polyurea for the base, and a polyaspartic or polyurethane topcoat because it handles sunlight and abrasion better. Ask what each layer is and why.

Can epoxy go over an old coating?

Usually not without grinding it off first. New coatings bond best to bare, ground concrete.
